The Okanagan exposure problem
Kelowna homes can experience intense summer sun, seasonal temperature swings, dry periods, smoke and airborne debris, and winter moisture. South- and west-facing elevations often weather faster, particularly on darker colours and exposed wood.
A coating should be selected around the substrate, previous finish, sheen, colour, and exposure rather than brand familiarity alone.
Preparation is the system
Washing, scraping, sanding, repair, caulking, and spot priming are not preliminary chores. Together they are the foundation of the coating system. Painting over weak adhesion only transfers the failure to the new finish.
Bare wood, chalking surfaces, tannin-prone species, metal, masonry, and previously stained assemblies each require different preparation decisions.
Colour and heat
Darker colours absorb more solar energy. On some siding and trim assemblies, that additional heat can increase movement and stress. Confirm colour limitations with the coating and building-product manufacturers before making a major shift.
Build a maintenance cycle
Annual visual reviews can catch open joints, early checking, impact damage, and localized wear before they become broad failures. Timely maintenance is usually less disruptive than waiting for wholesale peeling.
